Role description: The Project Controls Associate - Architectural role is part of the Project Controls team within the Centre of Excellence (COE) team and supports a global service delivery model, working flexible hours to contribute to a variety of international projects.
The Associate is responsible for supporting the preparation, analysis, and reporting of capital management deliverables, ensuring alignment with project requirements, regional codes, and global standards.
The position also upholds quality assurance and promotes process standardization and efficiency across project controls functions.
Role accountabilities: Integrated Project Controls & Stage Gates: Collaborate with Project Controls team members to align Capital Management deliverables and timelines while ensuring strict adherence to the policies and procedures of each Stage Gate process.
Cross-Functional Strategy Support: Support the Project Controls Manager and COE team in collaborating with Finance, Global Supplier Services, and Risk teams to drive procurement strategies, P&L management, and risk evaluations.
Technical Deliverable Management: Assist in preparing critical architectural project deliverables—including cost estimates, contracts, and change order assessments—ensuring compliance with regional codes and independent cost verification.
Commercial Gap Analysis: Review program requirements and design information (RIBA stages) against approved Business Cases to prepare commercial "gap reports" for Capital Management teams.
Strategic Capital Planning: Partner with Real Estate Strategy teams to deliver accurate and timely data for quarterly and annual capital planning exercises, leveraging insights into industry trends and commodity indices.
Process Optimization & Standardization: Contribute to global process standardization initiatives and the implementation of COE tools and templates to enhance governance, commercial efficiency, and quality assurance.
Operational Excellence & Performance: Provide regular performance updates to leadership, proactively escalate operational challenges, and participate in continuous improvement programs to enhance team effectiveness and innovation.
Qualifications & Experience: Bachelor’s degree in Construction , Engineering , Quantity Surveying .
5 to 6 years of experience in delivering cost management, quantity surveying services for Real Estate projects ( Office fit-outs , Investment Banking and Financial Institution experience preferable), Good understanding of pre-contract (quantification & market analysis supporting cost planning, benchmarking, design validation, risk management) and post-contract (rate analysis & drawings measurements supporting change control management, cost reporting, final accounts) stages of Real Estate projects.
Experience working in a global organization or COE or PMO (prior experience of working on Owner’s side is preferable).
Awareness about construction practices , trends and cost indices .
Experience of working with stakeholders and teams spread across 2-3 regions.
