Role description: The Project Controls Manager – Architectural is responsible for delivering robust cost management and project controls services across real estate projects, ensuring alignment with global/regional standards, codes, and processes.
The role is part of the Project Controls Team within the Centre of Excellence (COE) team and supports capital management deliverables, process optimization, and collaboration with stakeholders to achieve project, commercial, and strategic objectives.
Role accountabilities: Cross-Functional Liaison: Serve as a key link between Architectural Project Controls Associates and Senior Management to align Capital Management deliverables with timelines and ensure full compliance with Stage Gate policies.
Cost Management & Verification: Prepare and validate critical architectural deliverables—including cost estimates, change order assessments, and cost reports—to ensure alignment with regional codes, project standards, and independent cost verification.
Commercial Monitoring & Gap Analysis: Support the review of program requirements and design information (RIBA stages) against approved Business Cases to produce commercial "gap reports" for Capital Management teams.
Process Advocacy & Standardization: Implement the standard suite of COE tools and templates while contributing to global process standardization initiatives to enhance governance and commercial efficiency.
Market & Strategic Planning: Monitor global construction trends, supply chain shifts, and economic indices (inflation/commodity prices) to support accurate quarterly and annual capital planning and RE strategy exercises.
Team Leadership & Performance: Provide performance updates to Senior Management and support talent development, coaching, and succession planning to build a high-performing architectural project controls team.
Operational Excellence: Facilitate team meetings to cascade strategic objectives, troubleshoot operational challenges, and foster a culture of continuous improvement and proactive issue resolution.
Qualifications & Experience: Bachelor’s degree in Construction , Engineering , Quantity Surveying .
5 to 6 years of experience in delivering cost management, quantity surveying services for Real Estate projects ( Office fit-outs , Investment Banking and Financial Institution experience preferable).
Good experience in pre-contract (cost planning, benchmarking, design validation, risk management) and post-contract (change control management, cost reporting, final accounts,) stages of Real Estate projects.
Experience working in a global organization or COE or PMO (prior experience of working on Owner’s side is preferable).
Knowledge of global construction practices , trends  and cost indices .
Experience of stakeholder management and collaboration with teams spread across 2-3 regions.
Ability to manage and motivate assistant/junior team members in meeting functional objectives.
